Well it's a new year and many are hoping that along with the new year we finally see some relief in the real estate market but are those unrealistic expectations we wonder.
What should you be looking.

In the coming here let's talk to Fox News legal analyst Bob -- who joins us from good morning Las Vegas good morning to you.
All right so looking ahead -- Last year you covered so much stuff we're gonna give folks a little preview of what we're looking ahead to in 2012.
You -- it could take a look at the lending industry because that's one of the major problems right now.
-- people need help in the lending industries got money but it's hard to get the money out of their hands.
Very much so what we're gonna talk about this -- there are some new things that lenders are coming up with that.
Maybe we'll open the floodgates a little bit to help people who have been through tough times have access to new money to be able to buy homes.
So there are some changes that are coming.
In the next you know in this next year which we're going to be talking about everytime I hear new things that comes up with FHA -- any other type the conventional lending.
I wanna bring it to our viewers' attention at least they'll have a sense of understanding as to what direction the lenders are going to go land.
And one of the great things that you have done in the past years you've explained loan modifications and short sales and foreclosures and stuff like that because people here on the news but they think I don't know if that.
Means in the coming year what can we hear what sort of topics are gonna take up.
You know what.
Steve I'm excited about.
What's happening in the short so industry.
Because what's happening is lenders have finally realize the expense of maintaining homes.
That have been foreclosed on so what's happening in short cells are becoming.
A bigger -- now but they're actually the lenders are actually giving incentives.
Money.
For people to do short sales so we're gonna talk about in the next few weeks some of the programs that are out there for people who have not lost their home yet.
Loan modification failed.
But short -- is the answer so I want to bring some of these programs to our viewers attention that's great all -- going to be talking about what's going on in the credit world urgent.
He had the credit world is really the big thing.
We talk a little bit about it last year the asset protection part we're to talk a lot about a lot more about this year and expand that.
The -- estate planning issues and trusted wills and different things like that.
But I gotta tell you the credit issue of what's happening and some of the discussions that are out there now with credit experts on.
How they feel it's gonna change to try to help the home where it seems like Steve and it may be because it's an election year -- -- -- meant everything is.
Calculated with politicians know that they're gonna try to open the door not not a not even a little bit right.
They're gonna try to open the doors to make it look better that what it is but you know what.
I'm an optimist and I think some of these programs coming up we'll help our viewers -- some of these homeowners have gone through some very tough times.
