Similar things that governor Indiana trying to woo folks in businesses from Illinois.

The governor -- Ohio trying to -- folks from both of those states.

On -- all bragging about lower tax or better business environments.

And who wins in a in a contest.

We if you look at dark tax rates -- business tax for the fifth lowest they've before lower than us.

But the to decode is Wyoming and Alaska.

Great states now we're we're not competing with them.

New York and that surveys number 49.

We're number five a the most populous states were number one.

With regard to regulation we're dramatically better -- New York teacher quality something important everybody we're number one in the country.

If you think about the things are important to businesses and their customers so they can the business can do better clearly Florida is a better choice.

Gosh absolutely we're doing really well there are a lot of companies that are coming down from the northeast especially New York.

Because of taxes because the regulation -- -- because of permitting processes.

So where we're clearly the place if you want to do business you wanna come to Florida.

The phase it in -- thing about -- as a customer you're not want to pay more because the companies headquartered businesses and jurisdiction with.

Higher taxes more cost regulation more litigation risk.

And plus you -- living environment with great beach is great whether or not is known.

Look -- probably wondering if there's a stigma fairly or not attached to Florida that was the ground zero in the real estate meltdown and a lot of these businesses might be saying well.

We're not so sure that there were not so sure there are out of the -- Well.

Mean was he right bears are heard it from buying these -- out here -- -- -- marry well you know the our home sales are up 8% if you think -- Near if you if you make -- 125000.

Dollars in New York City it's worth.

Down here you -- in Paris -- 8000 dollars so think -- -- what you can do as far as education for your child transportation vacation house and all these things.

It's just and plus you get to today I think it's about thirty degrees warmer here than it is in New York City so the weather's great the beaches are great.
